What could be wrong with the white pines in a large northeast?

Sometimes tree leaves will leaves, a natural proces of renewal. Needle type leaves of evergreen can yellow and die to make room for new growth as well. This may happen every 3 years or so. There may be other reason for yellowing, or browning of woody plants leaves.
